Architectural asphalt shingles
This is what most homes in Iredell and Rowan County use. Architectural shingles cost about $5.50 to $8 per square foot installed. They look better than basic 3-tab shingles, hold up well in our weather, and they are the best value for most families. A typical single family home lands in that $11,000 to $20,000 range with this material.
3-tab asphalt shingles
3-tab is the budget option. It costs less than architectural, but it does not last as long and it does not look as nice. We still install it when a homeowner wants the lowest upfront cost, but for most people architectural is worth the small jump in price.
Standing-seam metal
Standing-seam metal runs about $10 to $16 per square foot installed. It costs more upfront than asphalt, but it can last 50 years or longer, it sheds rain and wind well, and it can lower your energy bills in the summer. If you plan to stay in your home a long time, metal can make sense.
Tile, slate, and shake
Tile, slate, and cedar shake are premium materials. They look beautiful and they last a very long time, but they cost more than asphalt or metal and they need an experienced crew to install correctly. We install all three. What drives the price up or down
Two homes with the same square footage can get very different quotes. Here is what moves the number.
- ▸Roof size and pitch. A bigger roof needs more material. A steep roof is harder and slower to work on, so it costs more.
- ▸Number of layers to tear off. Removing two or three old layers takes more labor and more dump fees than a single layer.
- ▸Decking condition. If we pull off the old shingles and find rotten or soft plywood underneath, that wood has to be replaced for the new roof to hold.
- ▸Complexity. Lots of valleys, dormers, skylights, and chimneys mean more flashing and more detail work.
- ▸Material grade. A basic shingle and a premium designer shingle are not the same price.
- ▸Extras. New gutters, ridge vents, ice and water shield, or upgraded underlayment all add to the total.
This is also why an over the phone quote is never accurate. Anyone who gives you a firm price without seeing your roof is guessing.

If your roof is younger and the damage is in one area, a repair is often the smart call.
